Buyer competition in the GTA real estate market has eased even further in Mid-Q3. Only 2% of qualifying neighbourhoods saw homes sell above asking, down from 3% earlier in the quarter. Out of 267 neighbourhoods, a striking 97% experienced underbidding, while just 1% met the asking price—making bidding wars a rarity across the GTA. The divide between condos and single-family homes continues to shrink: 95% of neighbourhoods with enough single-family sales were underbid, compared to 98% for condos. An economist has even called this period one of the quietest in recent GTA history, and that calm has translated to less competition for buyers. Of the 4,200 homes sold in Mid-Q3, 79% changed hands below asking, slightly higher than the 78% seen earlier.
